What do people do when they run out of funds (liquidated credit cards and family members assistance)?

I have no w2 job, a lot of toys (need to get a plane), can do what I want, can assist my son to find his way in life (he is leading his 2nd rehab) and if I wanted I have generational wealth (I have given away a lot money the last few years).  

You also want to see a reserve study and only invest in a property where the HOA is at least 30% funded, less than that is assessment territory.

I just read a few other posts. if you don't know the difference between "eviction and notice of non-renewal" you have a lot of studying to do if you want to manage a property.

@Matthew Drouin I haven't even dreamed of doing what I'm talking about but research the subject I've been brought to various YouTube video offer case studies & case analysis which would have me to believe deals can be done by lone individuals without any capital of their own being spent.
