SFH struggle with the DSCR at times but not the 2 - 4 inventory.For Bridge loans for the fix and flips you do not need employment. 

I think this mindset stemmed from my family struggling after the 2008 crash. - 2022-2023 I let my spending get out of my natural comfort zone. - 2024, I’ve been retraining myself to focus on saving & budgeting.Any helpful tips to help balance this?

Well that's the thing I'm struggling with here in SD.

However we have struggled to rent the homes at that same rate and have come down over 20% on price.

It's very misleading..I would suggest that no one should believe the claims of the programs they have..I am however devastated by my loss and was hoping for some kind of pay I worked hard to find almost $100k in surpluses and now I'm finding out I most likely will never see a payout..I have been struggling for a year trying to hang in until I got paid from them..just want people to know it's not what they claim

I've put out 5 offers in the past month and I'm struggling with the getting the numbers right for BRRRRs and none of them are close to 1%. 

I expect one tentant to struggle and he has 2 kids.
