Only my opinions of course, but I would find a locale where they are not unfriendly to landlords and find the best deal you can that makes you the most $$ with the least stress.

Typically I would run a stress test to assure what my max purchasing/borrowing power would be because there are multiple factors that could influence your borrowing power such as house market prices, rates, income, liabilities.

This is a basement apartment, I not only advise to run a dehumidifier but I stress to her the importance of doing so in the summer months, and provide her with a brand new, 400$ dehumidifier when she moved in.

When I met her, she was working full-time at Walmart to make ends meet, and she had severe health issues from the stress.

It’s important to focus on annual cash flow rather than stressing over monthly variations.

And probably stress as well. 90k is good for a 25% DP + Closing Costs + Emergency Funds for about 300k (give or take some).
