I found biggerpockets after deciding I needed a life change; change being that I need to get away from the doldrum work of W2 50 hour a week work that constantly make me feel like my wheels are just spinning but making no progress. 

If the bankruptcy was filed just one month ago by the owner, why would the court grant the release so soon especially I have not seen the 2nd spin new rules.

When the door is closed and the unit is plugged in, the drum spins, even when the unit is off (no display on screen) and there is no heat.  

Yes...all of these came from tenants I have had ( some had so many excuses that it still makes my head spin).

In the end, after a renovation, I can sell a property I've held for a while so I can spin more properties if the opportunity arises. 

The quick check list is along the lines of this:  is there the  right kind/amount of soap, is the bottom clean (no broken glass, paper, or forks under the arm of the dishwasher), is there water coming in, is there nothing blocking the spinning arms, is the door to the detergent free to open,  and did you set a reasonable cycle for what you are washing?

Spinning it as education is the attempt to add credibility to the product and the more expensive it is, the more valuable it appears to be.At some point, all of us have dreaded going to school.

Investing in fly over states may give you initial cash flow, but capital expenses will eat into that, and the near zero appreciation and rent growth in many areas will leave you spinning your wheels.
