If cash flow is not that important and you are speculating on appreciation go with the SFH.

Just speculation, but there were hundreds of thousands of people who flocked to Houston in the last several years and now many of them will be leaving.

I don't think seeking appreciation is purely speculation but seeking appreciation while having negative cash flow can be a dangerous game. 

A word of caution, you're now speculating and not investing.

I know they say "speculators" a well but it's used a lot less in the article.

It didn't go down that much, and it also didn't run up as much.If we were to get another crash, I think coastal markets would be great speculations.

If you are buying on "contract" the City of Des Moines requires a third-party inspection from an approved vendor (seriously) and are potentially moving towards having city inspectors conduct the inspection (speculation).  

@Sai Toll the article uses the term "flippers" but they are referring to speculators.

Ahh, yes I heard Longfin and several others like it...that's a pretty big and largely speculative driven move for a stock with a $3.5 billion market cap.

Personally, I like strong cash flow while I wait for appreciation, since that is more speculative.
