Better to not let them get in the house in the first place then to have to get them out via eviction.The only item I will ever let them split is a Pet Deposit and it must be in the 1st 2 months rent.Im thinking about also charging 2x Security Deposit for smokers going forward, since re-painting and re-carpeting will almost always be required.

Criminal activity is at our discretion depending on severity, number of convictions, and how long ago.We look for Income in sweet spot: rent 28%-31% of income, applicants who don't move every year (per credit report), applicants with bank accounts, non smokers, a verifiable stable source of income, landlord references, etc.
