Don't skimp on beds, guests rave about comfortable beds in their reviews. 

If your duplex is brand new you could maybe skimp on this but if not you should look at all the major items like roof, hvac, plumbing/sewer, electric, driveway and evaluate there useful life.

Your ARV would be around the same price as those houses as long as you rehab your property into a  similar condition.Don't skimp on your repair estimate to make it cash flow. 

As has been stated already, you don't want to skimp on the legal side of things with either the SEC or your investors.
