Some idiot that was inexperienced at BRRR got in over his head(upside down) and resorted to leasing to a soberhouse operator across the street from my parents nice SFR in an affluent neighborhood....first the friends and ex-dealers come hang around the house, but, they are not allowed inside, so they all hang outside on the stoop or just down the street, if that's in front of your 80 year old parents house, too F'ing bad!!!...

Other cities seem to embrace it....think Myrtle Beach Area, A1A area, Smokies, Joshua Tree, Ski Resorts, Branson....probably almost every national park is overwhelmed with visitors the past few years.

It sounds like DST may be risky and best avoided. this is my thought process :if you dont have replacement property --> DST is goodif capital gain is less than 100k --> just pay taxbest USE for 1031 in my opinion-->STR in hawaii/tahoe/ski resort/FL beachif you want to sell in phases (as REIT stock) ---> Sec 721 is good rarely the best option is going to TIC/syndication, this would go to another rabbit hole of headache.

But if the county re-assesses every 3 or 4 years, you will pay market prop taxes soon enough.I’ve been an investor for 46 years and this is NOT something I would do.Over this time, I have seen investors get themselves in trouble by being “too smart by half” often with creative tax structures that end up causing trouble but this is a another danger zone in my mind.I’d think long and hard before embarking on what you propose.If the acquisition doesn’t stand in its own merits and one needs to resort to chicanery to make it work maybe it’s not a deal.just my two cents.good luck,Arn
