I wish there was like a simulation program where it taught you how to analyze a deal, but I'm reading as much I can everyday.

Could even go as far as simulated financials... then in a few months go back to him and share it, but without lobbying too hard for your case, until it sits with him for a while.  

So run your number and do a lot of simulation.

Credit Karma has the simulator built in and is very accurate when it comes to the amount of impact adding cards, paying off a loan or credit card, etc... but not for the score itself.

They sell it in tile pattern and in a simulated hardwood look and maybe more patterns..

If anyone runs a retirement simulation they would see that for the average person the 401k program can not be beat.

My recommendation, if you want to do them, is only do simul closes with end cash buyers.

If they are a cash buyer, then you no seasoning restrictions and can do a double or simul close.
