@Chris Johansen I believe the part you're missing is you are not "simply loaning him money" under the new iteration of your partnership arrangement.

One reason is the county is simply an agent for the State real property tax's are state funds then deligated back to the counties.

Most simply, let's assume you do a cash out refi for $336K and the interest rate is 7.00%.

I simply asked but how many qualify for a house around the median price point(this was for Raleigh, NC), he responded oh maybe 10-15% of the new applicants.

I equated it to a property per year simply because in the Denver area it's very difficult to find cash-flowing deals that make the investment worth it, so I figured I'd be looking at several properties to reach my financial goal. 

Simply sending a query can return no results if that database doesn't contain the information you are looking for.

I turn 40 next week and while I originally had a goal to be fully retired from my cubicle at 50...the idea of 10 more years simply hurts to think about it.
