Making your Airbnb stand out is all about keeping it simple and smart.

Eric the big one for us is when trying to buy subdivision land.. and seller see's one acre being fold for 400k and they have 30 acres and now want 12 mil.. when in fact larger parcels for SFR are trading on the market at say 200k an acre.. they refuse to understand that it cost 50k or more per lot to get those lots buildable.. they just do the simple math and stick that price on them.  

We recently relocated to Phoenix last summer and I'm starting to look for recommendations for local credit unions here in Phoenix which are trustworthy, low rates, personal touch, easy/simple to work with, etc. 

However, i would like a person with multiple rentals to help guide me to avoid some simple mistakes.

Even a single family builds can vary significantly based on site conditions and required structure/design.

If you determine that the numbers look good, make sure to check other sites to see if the comparable property is on multiple sites that may add to the numbers.  

I’m even considering buying thick rugs to give the tenants above but even that sucks to have to tell tenants what they need in their home.I really love the community on this site.

10 years ago my property was 90% VRBO, 10% Airbnbsame property 10 years in using both,now it's 90% Airbnb, 10% VRBOsame property, same pictures on both sites, etc.

Its simple in practice, however you need to make sure the numbers work.

If you're a newer investor, unsecured private funds will most likely be your best option, however it wont work for a simple buy and hold.
