Heres my situation,My mom bought and "gave" me a house to live in summer 2019.

Most had mom and dad, and 2-3 kids and their families and grandkids living in the same house. 

If you're a single mom with student loans, a car payment, and living paycheck-to-paycheck, then $20,000 would be devastating and a reserve is critical.

My mom was a property manager for 20 years and she said Sovereign bank used to do it but they are no longer around. 

What does it look like with a 45k salary for single mom with zero investment experience that just received an inheritance of "x", or the 80k salary for a single income household with 3 kids, a < 2k/mo mortgage?

ya that's basically mission impossible under the scenario you outlined.There is a lady I know from Oregon and this was her and her moms experince.They bought a duplex  ran that for a few years sold and bought a 4 plex ran that for some years then they were able to buy a 8 unit  then next step was a 20 unit.
