In your shoes  (if you wish to proceed) I'd push to have the eviction completed prior to close as a contingency.I applaud your interest in getting into real estate it has been a very rewarding and enjoyable career for me.

Now i have over 25 buyers on my list and there all looking to invest in 2 and up units , so how would you if you was in my shoes how would you find great duplex deals or talk to the owner of a duplex to. 

What would be your advice to someone in my shoes???

I wouldn't last one winter in your shoes! 

Just get a good pair of shoes, if you know what I mean.  

It was not till after 2007 timeframe (give or take a year) that people got over hyper, but by that time it was already over... in 2008 the shoe dropped, and in 2009 the economy could feel it.It's very unlikely we will see another one in our lifetime, why you ask?
