Although I still have a lot to learn I want to avoid falling into analysis paralysis and inaction.I like your third piece of advise, I have yet to attend any real estate investor clubs or networking events but semi regular attendance with at least one club is on my list for things to start doing soon.

And there is of course plenty of damage to the trim from the last 80 years of living and bad management.So instead, I've scraped it all, sanded it all, planed many of the windowsills down to good wood, puttied/caulked/bondoed everywhere, and coated all the trim in two coats of Kilz Original, and then two coats of Glidden Premium semi-gloss.

Or if it is a small deal in OH maybe you know someone who can use a credit card to help you purchase it, then rifinance it into a non-QM (i.e. semi-soft money) loan.

IE If they wanted to invest $10k, I might agree to pay them 8-10% once annually, or something a bit lower semi-annually, etc.
