Super risky for an unexperienced person then nearly a waste of time for an experienced lender.MOST wholesalers (my assumption) won't care about someone else's $ especially if there was no relationship before with one of these EMD lenders. 

This just sounds like a normal B2B relationship w/ the brokerage.

You probably have good relationships locally so I would first think maybe upgrading to more units (if you like landlording and management) by selling the duds and then consider what you want to get into.

And please stop listening to gurus and paying them. it is their job to "sell" you something, not build a relationship with you.
