Depending on what you have you may also want to hire a professional to fight for you.In my opinion if you have not fought for reductions before, this is the year to do it...and probably next year too. 

From above, isn’t risk reduction your real goal here?

All properties build equity over time through appreciation and debt reduction each year where maybe in 3 to 5 years this would be possible (or sell via 1031), but there are creative ways that investors can invest with us where there is a greater likelihood of having more initial equity. 

Dave is great for budgeting and consumer debt reduction,  but was burned when his commercial / portfolio loans were called on him all at once.

Why reward her with a rent reduction?

This is a good lesson, it's a hard pill to swallow.

I do not think sellers would allow any more price reduction unfortunately.
