Based on the property history, and the area, if that has a strong potential of happening, then I'm interested.The property must also CF high enough to recover my cost (DP) within that same time period. 

This means they could be pursued for repayment or potentially face legal action to recover the lender's losses.

You can also sell it to someone with a large down payment to recover your cash, and hold the loan until they can refinance.

Many people in my position become homeless and lose everything never able to recover. 

Obviously if you are recovering everything you are spending then at the end of the day your total spent is 0.

So, I believe now if the heirs wanted to they could move to reverse the sale, but by now the time that happens the real owner may have invested real money improving the property with no hope of recovering it and nothing to protect them.

My reasoning is Midwest cities are often overlooked, downtown hasn't fully recovered from 2020 yet and it quietly has a lot of new construction, expanding suburbs and has major corporate headquarters (Target, Best Buy, 3M).P.S.
