Hi All,I am looking to convert the basement into an ADU hence I will need to interact with local authority in order to obtain the building permit.

The parent LLC will have an umbrella company agreement or operating agreement that will state the company is authorized to create specific series. 

We used to get as many as we wanted for 5- 10k per unit now, 40- 65k .IMO in 5- 8 years or so you will not recognize the Euclid Corridor from Little Italy ( well just east)  to the RTA, why do you think there is zero inventory? 

The best way to build relationships with cash buyers is to establish yourself as an authority in this space.

Further, a state that an entity does business in but is not organized in or registered in can declare authority over that entity due to the entity being a “foreign” entity doing business in that state.  

Usually as long as their are no life threatening issues (no HVAC, windows won't open, no hot water), the housing authority will began to pay the rent and give you time to address the required repairs.

Every year, the local Housing Authority in my neighborhood issues a market rate report for apartments, listing fair market rents for studio, 1br, 2,3 br etc. 

If they can’t provide evidence of this, or a Visa (student, etc) that authorizes the duration of their stay, then they’re here illegally.

I have been a speaker for HUD on the topic of landlord issues with local Housing Authorities. 

A ton of questionable money raisers are running around as "co-GP", but do they "really" co-GP or is it a shell title with no authority nor a legit role outside of raising $ for a cut?
