NEVER rearrange the numbers to make a deal work. 

You take issue with every way I describe a cap rate and then go on to say exactly what I've said just essentially rearranging the words.

We eliminated the upstairs because the ceilings were under 7' and couldn't be used as heated sqft, rearranged the floor plan, went through the permitting process and learned how all the trades worked during the process, connected with more contractors, electricians, plumbers, drywall guys, carpenters, investors.

Some rehab costs I understand you can estimate from pictures but what about seeing the layout of a home to determine if you're going to need to knock down a wall and say rearrange a space?
