Don't go there, you get paid after it closes and not before, counting your chickens before they hatch will get you in trouble.Real estate is unique, it's not a widget you can accurately time from raw goods through processing to sales off the shelf.

A 1031 is done for like properties, I'd have to investigate it, but raw land may not be like kind for multi-family units.You didn't mention the amount of the gain, if you're at about 500K, you might check on a charitable remainder trust taking a smaller bite now and using funds for property in the trust, if it is a forever property.....see your attorneyYou might offset the gain by seller financing long term and applying the interest as well as principal to the other debt (or not) but the gain would only apply to the % or the principal received over the term.

I wanted to know if anyone has bought raw land/acreage through "Owner Terms/No Credit Check/Low down/Low Monthly Payments" and then sold it to someone else when the owner you were making payments to allowed a wrap around while making some profit?

Find an agent for GAMLS or FMLS.There is a section for developed lots and then also raw lots.It might not be called exactly that but they can look it up for you.You could take an agent to lunch and pay for them in turn for doing a quick comp check and maybe make a good connection in the process.

. :)And as to the lying, wow, it was not the State Dept or White House that put the opinion out originally, it was from the intelligence community and that changes, this whole Libian issue is political horsefeathers to get the base of the R's up in the air....keepit going, as long as the R's have something to stay upset about the better the turn out will be at the polls.....raw, raw, ree, raw, raw rass, keep cheering for the team.
