I am wanting to purchase a condo in the St Pete Beach (preferable Treasure Island) market post hurricane(s).

If it's a fixer upper you would account for the rehab and purchase price then compare against the ARV.

Purchase price: $200,000 Cash invested: $30,000 Single Family Residence holding on to.

I just did one for like 28k, was a little short on a closing cash purchase.

I have not every purchased property in Canada, but my wife is Canadian and I've seen some of the issues her family has had to deal with.

Please correct me if I'm wrong.You can require them to have insurance, but you cannot require them to purchase from a specific policy provider.
