It's a vicious cycle, if you're interested in understanding it more, the book "Eviction"  does a really great job understanding the psychology and mindset of what goes on!

Don't see any great advantage, unless one thinks the seller becomes psychologically committed to selling, even when you need to drop the price later.

CDs do three things: they psychologically present a barrier to 'easy' cash like a savings/checking account to cash out, even if it only takes 10 extra minutes to do; they pay better interest than savings/checking, and they CAN be cashed out within a business day or less if you need them.

Trying to wrap my head around VA psychology and now I see so Im an agent in Florida and want to use one primarily for marketing to sellers (constructing and scrubbing lists) and rough evaluations of valuation and circumstances.

You can't go into their office saying you want to look at B properties trading at an 8% cap rate when the market cap rate is 4% for those deals.Just from a human psychology perspective, it's always great to give someone the chance to be the expert and teach you.  

You've got to be the one with that insight.5) understand human psychology and negotiating methods.
