If we price the home based on what they thought they could get for it, it will sit for weeks/months.

I think it is fair to say that there is somewhat of a tradeoff between markets that provide positive cash flow on day one and relatively high appreciation-based markets.

Another variable in the amount of rent that a Section 8 tenant can pay is HUD limits their rent payment based on the amount of their income. 

More deals are killed by procedure and regulations than anything else it seems. 

If you want to find someplace to land pick it based on environment/people. 

I’ve been a member since November of 2024 and my review of Rent to Retirement was based on my experience purchasing a rental from out of state which went very well compared to other experiences I’ve had to go through.

I charge a scaled pet fee based on the size of the dog with a premium for high risk dogs.

Unfortunately, from a STR prospective it seems like there is less opportunity based on supply/demand and current home prices in the immediate area.
