Reason for this is that our 40% partner who leads the group purchasing the property accepted a SUBORDINATED note for his interest in order to put the deal together.Bottom line is this, by utilizing a number of CREATIVE real estate principles, financing, deal making, etc. we have increased our wealth by anywhere from $235,000 to $635,000 over what we would have had accepting a cash sale.

I'm in miami dade county as a focus area only if you consider ground up but I'd pass on auctions because they are sight unseen most the time and it's all cash purchases typically. you have no control. in land development and real estate development you have full control of every part of the process. don't buy something 50 years old or 100 years old.

Conventional loan investment property- PMI for life?!?

When I followed up and asked for a specific reason (thinking it might require an additional payment towards principle to put me under the threshold) they wrote back informing me that investment properties do not qualify for automatic termination and that PMI will remain for the life of the loan and if I want to remove it I can look into refinancing.
