You'll need 4k or so for closing and reserves (since its close to the beginning of the year you'll need to reimburse the owner for their prepaid taxes) and probably dump 5-7k into fixing the place into a rent able condition.

I also tried to set up T-Moble prepaid plan but that didn't work.So what cell phone plan is good to set up with google voice and you would be able to have two google voice number on one plan. does the second number not include the cell provider number (making it three number) or is included (making two number).thanks for your help.

quick update , yes Bill the red cross came in with a debit card for food and family stepped up to find housing temporarily.Repairs look to be about 25kwill take 4 weeksinsurance company not out there yetsec 8 inspected will most likely give a move voucher to tenant but I would like to keep her in the property if possible.Insurance is for 25k so lets see how that plays out.
