Hi Brady,If you are looking at it from just from a dollars and cents perspective then you should keep the tenant. 

Successful people buy quality property in good locations, have a long-term perspective, adequate reserves, realistic expectations, and a great team to manage the property.

The fee structure is so brutal on the client side it makes a lot of sense from the client perspective and you can take advantage of some free marketing.

Thats a different perspective.. the guru's cannot be national gurus and be at the street level  too many students in to many time zones.

As time goes on, if you talk to enough people, you will understand who has valid perspectives.
