One option is to find a co-signer with W-2 income to help qualify, or you could explore DSCR loans, which focus on the property’s income rather than your personal income.

Personally I would put on Airbnb/VRBO with 30 night minimums and also Zillow & possibly Furnished Finder.

Real estate is a wealthy persons game. 

I’m saying you have to do more of it on a consistent basis which most people do not have the budget for… I’ve never personally used the fake check mailer.  

(I never had any personal contact with the latter, but I am on their mailing list and get a regular list of potential investments to look through.

I think the best thing to do would be to find a good-hearted person with a lot of experience and pick their brain.

But of course were running into the same issues as everyone else, finding a property that actually cash flows, specifically when rented out the traditional way with just one person on the lease.

Definitely looking into meetings and going to meet them in person.
