Also turns out that workers at Fontana Court are very responsive and helpful--so if any of you are doubtful of what your eviction company is telling you, call the courts directly. 

One my friends just got done dealing with Greenfield and a multiple lot  re-zoning and permits for new builds.

A lot of section 8 renters go straight to their case workers with issues like this and it becomes a lot bigger deal than it needs to be.Just do the treatment, cover up the holes, and move on.

If you are doing renovations that are more than cosmetic, you should be pulling permits and those generally require contracts because permit pricing is often based on contract value.

People were chasing industrial workers on the LNG projects in 2020 and paying outrageous rates for rental housing. 

You have to make sure you follow the STR permits laws though.

Mike, My recommendation would be during due diligence for a potential purchase, ask for past 12 months of all utility bills, property taxes, and any other municipal requirements like rental permits, occupancy inspections etc. 

Meanwhile during the eviction period, we finalized our architectural plans and started the permitting process in the county so we didn't lose much time.
