Too many people are sleeping on this.Kentucky Economic Development has many site ready properties in smaller areas that are ripe for rentals. 

Very few people have the ability and the time to work both sides of the transaction.

Some people will do this with one building, then after a year go out and repeat the process with another property.

Will gladly work with her again if I have anything where a Realtor adds value - she's local, knows the properties and the people involved.

Knowing with the FHA loan might go that route but wondering what other people would do.

But I don’t want to trade my time managing a business for a relatively small net income.The mistake many people make is comparing a real estate investment returns with a real estate business returns.  

Try to find people who are where you want to be and then just copy them, what do/did they do to get there and do the same thing. 

Speaking from personal experience.Fine to say it’s not your personal cup of tea, but no need to scare people off with talk of serial killers.
