Here are my thoughts based on your outlined steps, with a focus on the U.S. aspects of your plan:1.

Check the Lease Terms: Ensure the lease clearly outlines responsibilities and terms.Background Check: Verify the renter's legitimacy and experience with short-term rentals.Insurance: Ensure your insurance covers short-term rentals.Local Regulations: Verify local regulations for short-term rentals to avoid legal issues.Exit Strategy: Understand what happens if they terminate the lease early.

This will usually be an excel sheet, or maybe something fancier, that will outline, item by item, everything that needs to be done, parsing out every item, labor, materials, etc. 

@Christine Okamoto, Greg has provided a great outline of what a passive investor is, which is what it sounds like your father wants to be. 

Lastly, we like to include a $10-15 gift card to Starbucks or Chick-fil-a.I would verbally discuss the options you plan on presenting, following that up with an email outlining the details of the options.

If you property is generating a solid income and is heavily themed you can be at the top of the market, but not like what you have outlined as in a commercial property.

Specifically, I would appreciate any links, videos, or other resources that outline my obligations.Do I need to mail the tenant a detailed statement showing any deductions from their security deposit and the remaining balance, if applicable?

They would be able to point you right to the statute outlining this. 

And I don't agree with his BRRR for investors trying to do that remotely as his book outlines I believe the risks far outweigh  the outcomes.
