If you searched the forums as stated you’ve noticed that it’s been asked EVERY time this question is asked.

The larger properties (1,700 sq ft and above) are the ones that have seen the decreases in value and rents. 

However, even issuing a five-day notice can be an important step before filing.

Just make sure you follow the landlord/ tenant laws in your area to a T, deliver all the notices when and how you’re supposed to etc.

It’s a level of customization that’s hard to find with the rigid terms of traditional banks.I’ve also noticed that private lenders are open to funding niche opportunities that banks might consider too risky.

There is still a risk: You do not have the right outprice and lose money, your deal goes south due to unfound things when you bought it, then the rehab phase brings them up, and you spend more, and the market changes, which is something that can happen on a moment's notice.

I served 5-day notice on the 10th, and lease spells out that eviction process will begin on the 15th, which is Wednesday. 

There is no point in talking to them when they are just hit with foreclosure notice.
