This turns a break even 1k/month rental into a place that cashflows +100 after 3 or 4 years.While I would never advocate purchasing a strictly cashflow neutral home as you can probably find a better deal out there somewhere, the fact remains that even a property that 'breaks even', will still make you a lot of money if you give it enough time.

And that includes using a dual agent.You need a sharp agent who puts YOUR interests ahead of everyone else's, including their own - which is why you shouldn't go with a dual agent.When push comes to shove and you need your agent to push hard for a concession, a dual agent won't be able to do so because they're required to act as a neutral party.I'm really surprised to hear that a broker won't allow an agent to do their own deals.

Hello BP community,I am looking to purchase my first rental property in SD, but am finding the prices to be very high in relation to potential rent prices, to the point that I may have to take negative cash flow for possibly up to 15 years before it becomes neutral / positive with the current down payment that I have.The upside to this is that the projected appreciation in San Diego is quite high and the rate of return (IRR) could be positive in as early as 5 years and reach up to 6.5% in 20 - 30 years.
