I would be ready to have supporting data as to the necessity of them and be sure to include exterior cameras as well, not only in the common drive/entry area, but along the rear permeameter as well- otherwise it seems as if spying on the interior might be miscommunicated as the goal, and if truly for security, you would be covering all points of entry without exterior cameras along all exterior walls. 

I have been receiving conflicting information/advice from several sources regarding the necessity of creating an LLC before/during/after purchasing my first investment property.

I would view jobs as a temporary necessity to build up cash for investments, be they education investments, business investments, or real estate investments (and I wouldn't invest anywhere other than those three). 

But then I think of the following:-Housing is a necessity.  

Your lucky you have such understanding tenants and state law where your property is apparently doesn’t consider ac a necessity. 

When you add an extra female to the mix, more space is a necessity!

After a few years, you realize that raising rents is a necessity, but by this point you have gone years without doing it.

Looks like hell but it's not a necessity. 

Curious what others think on roofs, but I think it's tough to get back your investment on that, unless it was an absolute necessity to make it qualify for financing. 

So having an attorney may be a necessity in another state versus just advisable or an option in California.How comfortable to you feel entering into transactions on your own?
