The credit ended up being more than the repairs on both of those items put together - the water heater just needed a new board and gas valve, and the HVAC furnace needed replacement but the AC unit was just fine.

The majority of the rest of the sales were Zillow Leads (Zillow 40% and then team 50/50), I pay into the firm until I cap (8k) I paid 20k for taxes (didn’t know I needed to become an S Corp, but I am now) and I made some home improvements to our home, as well as a god awful amount of gas 😂 I wasn’t saving with a goal in mind.

I deal with a lot of buildings in Chicago, so this may not help, but we have a TON of boiler buildings where the owner pays the heat, hot water, cooking gas and water.

The most pressing, and i cant seem to find a true answer from the the building department OR the utility companies is if I need to have separate meters (Electrical, gas, water) for my ADU and main home.
