Build a strong credit score by responsible usage of credit cards, reading books, and engaging in forums.

We keep our list in SharePoint and every quarter we grade them like my kids and have a report card.

We found our forever home in the neighborhood we wanted by driving the entire neighborhood, adding the properties using DealMachine, and then sent them all handwritten greeting card letters stating that we're a new family looking to move into the neighborhood and if they had any interest in selling to please call us. 

On the ledger it indicates that the prospect paid the rent with a credit card but I'm not finding any credit card payments close to the monthly rent.

The $10k was put onto a credit card so in essence they spent $10K in asset protection fees to create a liability.

For instance, we tithe using cash and we use prepaid Visa credit cards, we don't take a tax write off for it and no one but me and my wife knows how much or where the money gets given to.

I did not further the misinformation and when I was asked for a business card I informed the tenant I don't have one.
