When you find out the present zoning of the property, the future land use and the local agencies comprehensive plan for how they see the area being developed (all can be done at the local planning office) you will have a much better idea of what you have just bought.If the land could in any way be developed into something more than single family residential lots, i.e. if there is any multi-family or commercial component than I would advise you to hire someone qualified to help you with the site planning of the development.

After some back-and-forth an inspection was scheduled only for the code enforcement agent to... wait for it... wait for it... ghost my PM.At this point, I've advised my PM to communicate with code enforcement in writing as much as possible and to continue to document their no-shows, etc.

To be honest, any Contractor that asks for larger amounts of money is showing that they do not have any reserves and/or they are 'robbing Peter to pay Paul'.After the initial draw, I would advise paying as the project proceeds - after demo is completely done (and you know that for sure if you are out-of-town), then pay for demo....only.

Just as the tenant won’t voluntarily move out before lease termination because I found a tenant willing to pay more, I won’t suffer a monetary loss because they can’t or won’t fulfill their contractural obligation.
