Ps- I got a deal one time because the seller told me she loved my smile

She told me she's asking $745k but is open to offers. 

I lady who I met in church years ago told me she recently divorced and now is looking for a new place to live because she is going to leave her house to foreclosure.

My "Why" just got reinforced today when my diabetic mom told me she fell on the floor getting out of bed this morning due to a diabetic-related issue.

It never occurred to me she could or would do this.

For example, you never want to mesh rental properties and flips under one LLC because you never want to combine passive and active income under one umbrella, for tax reasons.

I asked for referrals until I found some great contractors....my electrical will tell me what he can do to make it safe, what has to be done to make it legal, and what he would do to his own house (and very rarely do these three things mesh).  

She tells me she just released him.

She would call me, she would call my husband and she would call the PM company for the HOA (who ended up really hating me during her tenancy).  

I still have no idea why people use buyers agents instead of dealing directly with the listing agent.Unless you don't know the area well and need advice or you otherwise don't understand how the home buying process works, I can't see a need.I find they cloud things up and create an extra layer of mesh to get through.
