Crime has been rising a little and with my property having newer renovations and standing out a little more it’s caught some attention.

You need to target recent or currently in bankruptcy, has liens on the prop,  just had a medical event, or is late on some payment 30-60=90 days late. 

But I think you would draw a bit too much attention to yourself walking thru Balto city with a scary black gun .

@Chris Seveney the reason I don't pay too much attention to junior liens when buying a first is that the borrower could always add a junior lien after I buy the 1st.
