I don't own in Scranton a lot of properties, But I still think 2K is a bit overpriced Especially if you make your tenants pay utilities, But I might be wrong, just wanna make you aware so you make sure before you go into any deal. 

What made you interested in investing in this type of deal?

Also the ability to repay -  your source of income. 

My guess is upon big terminations is there will be a lot of leases terminating early (?)

I've done a number of seller financed deals as a buyer. 

This is because RE prices reflect a lot of parameters including anticipated rent growth. 

I’m getting ready to make my next move in 2025 and I’m contemplating on staying here and buying a multi family property as an investment out of state (only an hour away) which would be a lot less capital and have a lot more land lord friendly laws or buy another multifamily as a primary residence locally and hack that property I’m single and live alone.
