For properties already in service, the bottom line on Sched E (or however you're reporting) is used.

A quick Google search for the Ashland, KY area only list a larger local company and I'm fairly certain they own all the properties they manage, or out of state companies that I'm not sure would manage quads (which is probably where I would start).

In practice, even if she wants to go she likely doesn't ha e the money to go anywhere...hence the ask for first months rent somewhere else.I have only paid before move out once but it was successful.

Do the same there and see if you find any common brokers who list a handful of the size property you want and connect with them.
