1) Yiu REALLY need to know what CA will  allow you to do, I don’t know, but the state may say too bad landlord, you lose. 2) Assuming your attorney (Or you if you’re able to decode the laws that relate to your situation and are willing to go to court in front of a judge against a “sick” kid.) think you have the right to collect the rent I’d give them two options. 

You need a skillset that you can manage tenant's expectations and enforce the lease with a professional but firm manner.

He's an investor himself and recently left his role as partner at the largest firm in the area to start his own company.

I've bought a few properties sub to and I'm looking for one for my brother-in-law. 

Wait until it's close to the end of his lease (know what the law requires) and then give him notice that you will not renew.

Eventually I want to get into single family and multi family rentals.As far as effort or work on the fixers;  my brother in law is quite handy and my next door neighbor has said he would help in anything that is out of my scope of expertise. 

And for sure I highly doubt those that teach the common wholesaling techinques are not up to speed with all these new laws in all the different states..

STR is another concern, many towns have laws against it but most towns do not enforce these laws, just make sure you are aware of them becuase they can be enforced.
