As my portfolio grew, I became laser-focused on the work in front of me.My wife and I own Cozy Co-Host LLC, a short-term rental management company based in Atlantic City, NJ.

Someone has a gas stove and the new rental only has electricity; someone has a 33 in fridge and only a 30 in fridge fits; counter space is cut for slide in, not drop in; etc.

In response, I had a plumber and a water restoration company come to assess the situation.The restoration company cut into the drywall, and the plumber thoroughly inspected all the pipes, performed a leak test, and conducted a pressure test.

So as investing partners it makes sense because we will both have extra cash at the same time, we partner up to cut the risk in half + we both specialize in a couple things the other does not in terms of being a rental property owner (e.g. running the books + marketing vs actually fixing things).

"Not satisfied," isn't going to cut it.

It's never worth it to cut corners on permitting because it will cost you far more in the long run.

There is no short cut. 

@Jason Stofer if you don't have a support structure to tap into... the unhappy answer is that there is no short cut. 

Then, run a rental stress test on the new STR assuming a worst-case scenario—like converting it to a long-term rental with a 30% cut in future rents.
