As a custom builder for decades, I dealt with this way more than once, especially with new subs that had not worked for me before.Back in the old days we used to just go with a verbal ok, but in the last 20 years or so, it is imperative to have a written CO (even an email sent from the jobsite) from the Sub and then I would add 20-25% and submit a CO of my own to the customer.

At a 500-700k budget, I'd look at a 2-4 unit property in places like East Nashville, Colorado Springs, Raleigh-Durham, Richmond, VA, maybe Salt Lake City (though that budget might not cut it there).

WE wont put it on the market until its about 30 days out from CO. the other market were we are active Loudoun County VA We have 3 subidivisions going in the platting stages from 35 lots to 250 lots.. all of them have contracts on them from National builders the 35 lot is Toll the bigger ones are Lennar..
