For decades Detroit has been an island to itself.

Without diving deep on numbers, places like Wisconsin Dells and surrounding areas, Munising, MI for Pictured Rocks National Lakeshore, anything near Mackinaw Island - Cheboygan and Saint Ignace, lake towns near Boyne/Boyne Mountain to get some summer and winter traffic, maybe something near Arcadia Bluffs that sleeps 10-12 to host larger groups coming on a golf trip. 

If there is land available, they will continue to balance price vs commute.   

I won't run down rabbit hole of details on such but I am thinking the "asset island" method and the veil as to whom ownership in LLC is.   

I like miami and columbus because miami is land locked and the opposite. columbus is very affordable. both are the highest net migration cities by head count in their respective states 

you have one Asian family  one pacific islander family one black family one indigenous people family one Hispanic family and one white family. 

Just North of Spring Hill in Holiday or in Crystal River you can get a better bang for your buck but it all depends on your comfort level.I am over in Pinellas County by Madeira Beach/Treasure Island and 4 units over here are about the same $650K to $800K depending on year built and closer to the beaches.

I've doing business in the islands for about 12 years but almost all flips via private lending or owner/creative financing.

The duplexes in the area of Long Island I'm looking at cost around $700-800k.
