With the finite time I have in my life and knowing the truth that no matter how rich one is, they are constantly heading towards the ultimate end; I consider it a privilege to be able to wake up in the morning irrespective of how much money I make or not make. 

But, based on my understanding from the accountant, the fundamental issue is that the IRS considers it as a 1231 sale because it is "rental real estate", and as such, it is considered "ordinary income" (with some consideration for depreciation) - this is irrespective of holding period.It seems a bit strange/wonky to me, but I am no expert on taxes and the IRS code.

Hey Account Closed you'd be doing delayed finance, so not a re-fi...save on costs...good thing.And due diligence should be structured irrespective of how you acquire any given deal.

Without that you will not be approved for a loan irrespective of your DTI.

The fist thing we are taught is on the offer to write "Your Name and/or Assigns" - however, this doesn't matter as the language allowing the seller to void your assignment controls irrespective of whether you write "and/or assigns."
