Although, still not sure about the split.I already have: - healthy 401k and I contribute the max- roth IRA- I own my primary residence (have a mortgage) - I own one rental property (with a mortgage), which is cash flow positive- I also have $30k in savingsMy plan is to continue saving and start buying other rentals.

Assuming that minimum, I would only be spending about $250 a month on average, which comes out to $3,000 a year, with $27,000 left over (or 25,500 after taxes, assuming I contribute about $5,000 to an IRA that year, which I full intend on doing) for the above.

@Jennifer TaylorSmall world, I live in Greenville SC also and invest in Multifamily properties via syndication.We do cost segregation on all our deals and typically we find an investor gets depreciation equal to 35% to 40% of the amount invested.So $300,000 invested might generate $100,000 to $120,000 in depreciation.The big question is this depreciation loss is considered a passive loss and generally can only be used to offset passive income.You need to find out whether withdrawal from an IRA is considered passive income.You need to find out can the depreciation be used to offset the income from early withdrawal?

I also have about $60,000 in a Traditional IRA that I thought of pulling, but the taxes and penalties might be far to great since I am 44 years old, not 59 1/2, but is still an option.
