Dave Ramsey is a genius in a falling market and too conservative in a rising one.He is certainly the guru of maximizing savings but... there is a ceiling on how much you can save on one lifetime from a W-2 income and enjoy life.There is reward in taking calculated risk.

Like I said, I’m definitely interested in taking a look at this deal. 

As @Derek Dombeck said, the vast majority of lenders are not interested in taking over properties and it costs more than most investors think especially compared to the opportunity cost of where they otherwise could park their money.

The long term goal is to do a gut rehab from the bottom up, but this will require a sizable amount of money (each unit is approximately 1800 sq/ft and 30 windows per unit) and the owners are not interested in taking money out of the building for this right now.

I would be more interested in taking ownership of the property. 

I have no interest in taking any risk of walking a grey area or stepping over the line.

I am looking for information and recommendations for using a professional to do staged photos and virtual tours. i am currently rehabbing a 3-flat and its not finished. i would like someone to come in, take measurements, and do renderings or staged/computerized photos for marketing my units.I am not sure what type of individual i am looking for! 

A typical submittal package includes the plans, reports, and, calculations from phase 4 as well as any necessary intake forms.
