When buyers see this they automatically feel the work was done professionally.I will either be present or have a PM present at the home inspection for my sales that have a builder warranty component.

I am only familiar with the contract in my state but items seller agrees to do based on inspection findings are their responsibility unless spelled out differently.  

I do that inspection myself because I know a lot about small residential buildings.

I hope it passes inspection but it is going to be close from what I can see.

It’s a reminder that no matter how thorough the inspection, surprises are inevitable.Seller financing is a great focus too—definitely seems like a powerful tool to make deals more manageable, especially on the cash flow side.

In my mind if you have these issues if I was the seller I would let  you cancel and get your EM back  not your inspections and other things but EM yes.
