He doesn't invest in stock and 401k afaik.Anyway i think different people have different cup of tea in terms of investment vehicle. it's good to know their stories from both side and determine which one you choose.

My question is how would i go about financing either a flip or buy and hold in this market as an inexperienced 21yr old who has little chance of getting a loan from a bank or private lendor?

I am a relatively inexperienced investor and am looking into purchasing my first two family house.

In my experience, I've had many "wholesalers" attempt to push me crappy deals, I"m not sure if they are greedy or just inexperienced, though my gut says they are just new and don't know what a deal actually is.

So we put earnest dwn $2010 survey $440 and appraisal $550 so 2 days ago the appraisal came back at 230k, my realtor is inexperienced in short sales and had comps for 210k, so he really don't know what to expect.

It's not my cup of tea, but I'm sure certain people do great with it.There are a lot of upcoming areas in Philly that I think will be safer and easier to start with... then you can always decide where to go from there.

Value add syndicators have a leg up right now on inexperienced operators coming into the market at this time in the cycle.  

@Scott Trench  Well anyone who says you can get by on little sleep because the need for sleep is a sociatal delusion, and uses his book as a platform to sell daily planners and calming aura and soothing chakra tea,  isn't someone I'd look to for serious life advice.
