Should be within the last 6 months sold ideally within 1 mile. 

Unfortunately it's a necessary evil to weed out the residents that are not ideal.

Ideally, I’d stick with a single market, but the numbers in Houston didn’t make sense anymore, and I didn’t want to buy another short-term rental.

I see mentor programs having “personal real estate advisors” populated not by experienced real estate investors but by salespeople for these programs that didn’t make the grade as a salesperson, reading from prepared scripts being passed as individual advice.  

We had an accounting system once that necessitated doing this - not ideal, but it keeps the assets and liabilities straight and AP is just an accrual until you pay the bill.

I wouldn't focus singularly on individual city initiatives/projects and would recommend focusing more on fundamentals.
